Spring is here!

The Spring Real Estate Market is thriving, and we are seeing a significant increase in demand for homes in Voorhees, especially from millennials.

In fact, the current absorption rate in our area is only 3 months, which means that if no more homes come on the market, we will only be able to sustain the current demand for up to 3 months.

This is great news for anyone considering selling their home, as the high demand can lead to a boost in your bottom line.

If you are thinking about selling your home, now is the perfect time to do so. To get started, it's essential to focus on your curb appeal, which can significantly impact the value of your property. That's why we've put together a helpful checklist to help you get started.

Friendly reminder: Before you make a repair, be sure to check with a real estate agent to make sure it is worth your return on investment. Feel free to Book A Call with me if you have any questions or want a free consultation!

The Most Competitive Price Ranges in the Memphis Real Estate Market

August 27, 20265 min read

The Most Competitive Price Ranges in the Memphis Real Estate Market

If you’re thinking about buying or selling a home in the Memphis area, you’ve probably noticed that not every price range behaves the same way.

Some homes receive multiple offers quickly, while others may sit on the market longer. For buyers, certain price points can mean more competition and fewer options. For sellers, understanding where the strongest buyer demand is can help when determining how to price a home.

So,which price ranges are the most competitive in the Memphis real estate market?

Why Price Range Matters

The Memphis-area housing market isn’t one single market. Buyer behavior can vary significantly depending on price point, neighborhood, property type, and inventory.

A buyer shopping for a $250,000 home is competing with a very different pool of buyers than someone searching for a $700,000 home.

In general, homes in themore affordable and middle-market price rangestend to attract a larger pool of potential buyers because more households can qualify for and comfortably afford them.

That can create more competition when a desirable home hits the market.

The Entry-Level Market: Under $300,000

Homes priced below $300,000 can attract significant attention from first-time buyers, young families, downsizers, and buyers looking for an affordable way into the Memphis market.

The challenge is that buyers shopping in this range may have fewer homes to choose from, particularly when looking for a combination of desirable location, updated features, good condition, and adequate space.

For buyers, this can mean:

  • Moving quickly when a great home becomes available

  • Being prepared with a strong pre-approval

  • Understanding what features are most important

  • Being realistic about condition and location

  • Being prepared for potential competition

For sellers, it means pricing accurately is especially important. A well-maintained home in a desirable area that is priced appropriately can attract substantial interest.

The $300,000–$500,000 Range

This is another important segment of the Memphis-area market.

Buyers in this range may include move-up buyers, established families, professionals, relocating households, and buyers looking for additional space or upgraded features.

This price range can offer a sweet spot for buyers who want more square footage, newer construction, larger lots, or desirable amenities without moving into the luxury market.

But that also means there can be plenty of competition for homes that check all the boxes.

A home at $400,000 isn’t automatically going to generate a bidding war.Price, condition, location, and presentation still matter.

Two homes at the same price can have dramatically different levels of buyer interest.

The $500,000+ Market

As prices move higher, the pool of potential buyers generally becomes smaller.

That doesn’t mean there isn’t demand for homes above $500,000. Memphis has plenty of buyers looking for larger homes, luxury finishes, acreage, new construction, established neighborhoods, and specific school or lifestyle preferences.

However, buyers at higher price points often have more choices and may take more time comparing properties.

For sellers, this makes strategic pricing particularly important.

A luxury or higher-priced property needs to give buyers a compelling reason to choose it over the other homes they’re considering.

Location Can Change Everything

One of the biggest mistakes is assuming that price alone determines competition.

It doesn’t.

A $350,000 home in one Memphis-area community may experience completely different demand than a $350,000 home somewhere else.

Factors such as:

  • Neighborhood

  • School options

  • Commute

  • Lot size

  • Home condition

  • Age of the property

  • New construction

  • HOA amenities

  • Property taxes

  • Proximity to shopping, restaurants, and entertainment

can all influence buyer demand.

That’s why looking atlocal comparable sales and current competitionis much more useful than simply looking at the overall Memphis median home price.

What This Means for Buyers

If you’re shopping in one of the more competitive price ranges, preparation can make a major difference.

Before you start seriously touring homes, consider getting fully pre-approved, understanding your maximum comfortable monthly payment, and knowing how much cash you’ll need for your down payment and closing costs.

And don’t wait for the “perfect” home to come along if you’ve found one that meets your important criteria.

In a competitive market, being prepared to act can put you in a much stronger position.

What This Means for Sellers

If you’re selling, don’t assume that simply listing your home in a popular price range guarantees a quick sale.

Buyers have options, and they are paying attention.

Your home’sprice, condition, photography, presentation, marketing, and availabilityall influence how buyers respond.

The goal isn’t necessarily to be the cheapest home in your price range. It’s to be positioned as one of the best values compared with the homes buyers are viewing alongside yours.

So, What’s the Most Competitive Price Range?

The answer can change as inventory, mortgage rates, buyer demand, and local economic conditions change.

But generally, homes in the affordable-to-middle price ranges tend to have the broadest pool of potential buyers, which can create more competition when inventory is limited.

The most important thing to remember is that the Memphis real estate market isn’t one-size-fits-all.

Whether you’re looking at a $250,000 starter home, a $450,000 family home, or a $750,000 property, your strategy should be based on the specific neighborhood and current market conditions—not just a citywide number.

Thinking About Buying or Selling in the Memphis Area?

Knowing what is happening in your specific price range can help you make a much smarter real estate decision.

If you’re considering buying or selling inMemphis, Germantown, Collierville, Bartlett, Arlington, Lakeland, Eads, or the surrounding areas, a local real estate professional can help you understand the competition, recent sales, and what buyers are actually responding to right now.

The right price isn’t just a number—it’s a strategy.
